About the property
A top floor, two bedroom duplex in this Grade II listed estate. This lovely flat has a dual aspect and retains many of the original features.
We really enjoy living on the Golden Lane Estate for the following reasons:
– there is a lovely community
– there is much to appreciate design wise (especially as an architect)
– the neighbourhood is great
– and the location is fantastically well connected
The strong sense of community was evident from before I even bought the flat. On the day of my first viewing I got chatting to a neighbour, who was very welcoming and told me how great living on the estate was, he helped me make my mind up to put in an offer.
We have an allotment box (one of fifty), and enjoy being a member of the active allotment community: the Golden Lane Baggers.
When our son was born, we got cards and gifts from many people on our gallery: people we had never met before!
The buildings are wonderful, whilst old they are kept in good repair, currently there is a phase of concrete repair works being undertaken, and the recently re-clad Great Arthur House looks great.
The estate and the blocks are both beautiful and practical.
The flat type we have is relatively unique. Most people know the maisonette type with the cantilever stair and the huge sash window to the balcony. The upper maisonette, has a different stair, heading up straight from the entrance, rather than you needing to enter the living room (this is much more flexible), and whilst not as photogenic, still has an attractive design, with bookshelves integrated into the underside. What the type really enjoys is a roof light across the full width of the flat at the upper level: bringing in light, allowing space for a drying rack to the bathroom and providing good ventilation.
The whole estate is well thought out, simple things like refuse work well: a chute on each gallery, regular food waste and recycling collection from your door, and large item waste collection points within the estate.
We love the neighbourhood: whilst busy during the week, it’s very quiet on the weekends. We regularly go the the Barbican, and can walk to Tate Modern in 15 minutes. The sports centre within the estate is very convenient. There are many great places to eat and drink: St John is a favourite.
The flat is really well connecting: this is particularly good for a respective commutes across London (to Paddington & Canary Wharf), keeping them both to 30 minutes. This will be significantly improved with the arrival of Crossrail.
We are very reluctant sellers (but need more space for visiting relatives)!
Entrance hall with the original slate floor tiles lead to the kitchen which has a window with a north aspect, grey gloss cabinets, washing machine, and dishwasher to remain, integrated hob and oven, wooden worktop, open shelving and original glass devider to the reception room. A south facing reception room with the original parquet flooring leads to a lovely balcony large enough for a table and chairs.
On the top floor there are two double bedrooms, with the master bedroom benefitting from fitted wardrobes. Both have full width windows. The bathroom has a white suite and has recently been re-tiled, with a high ceiling there is space for a drying rack. The top floor benefits from a number of glass panels in the roof area which let in an abundance of light.
Residents benefit from preferential rates to use the swimming pool, tennis courts and on-site leisure centre.
Designed in the Le Corbusier style by Barbican architects Chamberlain, Powell and Bon, the Golden Lane Estate dates back to the early 1950’s.
The location benefits from superb transport links, with Barbican, Old Street, Farringdon and St Paul’s stations all being close by, fast links to all London airports, and the arrival of Crossrail scheduled for 2020. The location itself offers a profusion of alternative eateries and nightlife for which Smithfield and Clerkenwell are well known, and the Barbican Centre which hosts music concerts, theatre performances, film screenings and art exhibitions.
Residents can rent underground parking and additional storage rooms on the estate.
